Application Process: Applications will be taken via Zillow, or through another rental application software as directed by the property manager.
COLORADO HB23-1099 DISCLOSURE
PROSPECTIVE TENANTS HAVE THE RIGHT TO PROVIDE BAHR PROPERTIES, LLC A PORTABLE TENANT SCREENING REPORT THAT IS NOT MORE THAN 30 DAYS OLD, as defined in Section 38-12-902 (2.5), Colorado Revised Statutes.
IF THE PROSPECTIVE TENANT PROVIDES BAHR PROPERTIES, LLC WITH A PORTABLE TENANT SCREENING REPORT, BAHR PROPERTIES, LLC IS PROHIBITED FROM:
- Charging the prospective tenant a rental application fee, OR
- Charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report
Broker must follow all restrictions on screening of tenants laid out in the Rental Fairness Act and Fair Housing Act.
Credit Requirements
- Minimum credit score: 620 (credit qualifications don't apply if tenant is receiving housing assistance)
- If between 620-680, two months of security deposit will be required and ALL other criteria must be met
- If below 720, other monthly debt payments cannot exceed 50% of the rent
- Standard security deposit is 1 month's rent
Income Requirements
- Must have at least 2x income of the rent
- Employment and income verification required
Payment History
- No late payments on any debt in the last 3 months
- No more than 2 late payments in the last 12 months
Landlord References
- No past negative references allowed
- Prefer at least two past landlord references
- Former homeowners acceptable
Financial History
- No bankruptcy, eviction, or foreclosures in the past 3 years except with landlord approval
- No repossessions in the last 24 months
Assets
Some exceptions may be made to the above criteria if the tenant is willing to pay multiple months' (at least 3 months and maybe more) worth of rent up front.
Proof of said assets must be provided with an official statement.
Pets
ESAs and service animals not applicable — ESA letter required
- If the owner allows pets (property specific), a maximum of two pets will be allowed unless otherwise specified
- $300 deposit will be required for pets (in addition to any security deposit)
- This $300 pet deposit is refundable with the same criteria as the security deposit
- $35/month pet rent will be collected (per property, not per pet)
Rental Payment Criteria
Initial Payment
First month's rent and security deposit, including pet deposit if applicable, must be paid via cashier's check within 2 business days of lease signing or BEFORE the lease start date, whichever is sooner.
Subsequent Payments
All subsequent rental payments will be made via authorized ACH transfer.
Failed Payments
If the ACH transfer bounces or is denied two or more times, Tenant, at the sole option of Landlord, will be required to pay rent by means of cashier's check hand delivered to Landlord at the location of Landlord's choosing. Tenant will still be responsible for paying any rent or late payments due.
Due Dates & Late Fees
- Rent is due on the first day of each month
- Late fees will be charged on the eighth
- If payment is not received on or before the eighth of the month, a 5% or $50 late fee shall be added to the rental amount — whichever is greater
- The 5% will be calculated from any rent that remains past due
- Example: If the rent past due is $2,500, the late fee will be $125 and the total due after the late fee is added would then be $2,625
Additional Disqualification Criteria
Bahr Properties will also decline any applicant that provides false information, intentionally omits information, is verbally abusive, uses foul language, engages in sexual harassment, engages in any illegal activity, smokes, vapes, trespasses, diverts the showing process, or threatens legal action.
