- $1,200/month rent ($14,400/year) = $1,000 fee
- $1,500/month rent ($18,000/year) = $1,000 fee
- $2,000/month rent ($24,000/year) = $1,000 fee
- $3,000/month rent ($36,000/year) = $1,080 fee (3%)
- $4,000/month rent ($48,000/year) = $1,440 fee (3%)
What's NOT Included
This is a leasing-only service for tenant placement. It does NOT include ongoing property management (rent collection, maintenance coordination, etc.). If you need full-service property management, see our Property Management Services at 9% monthly.

Minimum Requirements
- Credit Score: 620+ minimum (credit qualifications don't apply if receiving housing assistance)
- If between 620-680, two months of security deposit required and ALL other criteria must be met
- If below 720, other monthly debt payments cannot exceed 50% of the rent
- Income: 2x monthly rent minimum
- Payment History: No late payments on any debt in the last 3 months
- No more than 2 late payments in the last 12 months
- Landlord References: No past negative references allowed, prefer at least two past landlord references
- Former homeowners acceptable
- Financial History: No bankruptcy, eviction, or foreclosures in the past 3 years (except with landlord approval)
- No repossessions in the last 24 months
Additional Disqualification Criteria
Bahr Properties will also decline any applicant that provides false information, intentionally omits information, is verbally abusive, uses foul language, engages in sexual harassment, engages in any illegal activity, smokes, vapes, trespasses, diverts the showing process, or threatens legal action.

Frequently Asked Questions
What if we don't find a tenant?
The fee is only charged when a qualified tenant is placed and signs a lease. If we can't find a tenant, you pay nothing.
Can I screen my own applicants?
Our service includes professional screening as part of the placement fee. We recommend using our proven process, but you have final approval on the tenant. However, the leasing commission will be due if we find you a tenant that fits our minimum tenant criteria and you decide to not move forward.
What happens after the tenant moves in?
This is a placement-only service. After move-in, you manage the property yourself OR you can sign up for our ongoing Property Management Services at 9% monthly.
Do you handle lease renewals?
Lease renewals are not included in the initial placement fee. If your tenant doesn't renew and you need a new tenant, there would be a new placement fee.
What if the tenant breaks the lease early?
All leasing commissions, compensation paid to the brokerage, are due upon receipt of first month's rent and are non-refundable. We would be happy to assist you in finding another tenant, and if the property is still in the same condition as when we took professional photos and we are able to re-use those photos, we can provide a discount in the amount of $200 from the leasing fee.
